Required documentation checklist
Both parties must bring original Citizenship Certificates (Nagarikta), valid passport-size photos, current year Ward tax clearance receipt (Kar Chukta), and the seller original Lalpurja.
If purchasing as a company, submit registration certificate, PAN certificate, and board authorization resolution.
Calculating registration fees, municipality rate, and CGT
Government revenue includes the registration fee (Likhat Dastoor) assessed against the government official valuation, plus Capital Gains Tax (Pujigat Laabh Kar) paid by the seller.
Females, senior citizens, and differently-abled individuals are entitled to municipal registration fee discounts in eligible local bodies.
At the Land Revenue Office (Malpot Karyalaya)
A licensed Lekhapadhak (deed writer) drafts the formal deed (Lekhat). Both parties take official token numbers, submit documents for verification, complete digital biometric registration, and sign in front of the Land Revenue Officer.
